Iowa River Power Company

Revitalizing a historic power building for modern community and hospitality spaces.

The Iowa River Power Building Rehabilitation is an ongoing effort to restore
a historic riverfront landmark while preparing it for modern reuse. Located
at 501 1st Avenue in Coralville, Iowa, the former Iowa River Power building is
being renovated for future restaurant, bakery, event, and private club use. The
project includes historic tax credit requirements, municipal approvals, and site
constraints tied to its location along the Iowa River. With a history spanning more
than 125 years, key architectural elements are being preserved, maintained, and
incorporated into the updated design.

A primary challenge is balancing historic preservation requirements with
modern engineering, accessibility, and life safety standards. Interior and exterior
improvements are being carefully reviewed to meet rehabilitation guidelines
while allowing for necessary upgrades to the building structure and systems.
The river-adjacent site adds complexity, including flood recovery and protection
easements, constrained utility corridors, and the need to maintain existing trail
connections and emergency river access throughout construction. These factors
continue to influence site planning and phasing of demolition, grading, and
utility work.

The project relies on close coordination between civil, structural, mechanical,
and electrical disciplines, along with the architectural partner, Stickley-Morton
of Dubuque, Iowa. Civil engineering efforts include grading, stormwater
management, parking reconfiguration, and utility coordination to meet current
standards while working within existing site constraints. Structural design
integrates new framing and selective reinforcement to support future use without
compromising historic features. Mechanical and electrical systems are being
modernized, with layouts coordinated to fit within the existing structure while
supporting long-term operational needs.

As the project advances through municipal review, rezoning, site plan approvals,
and final plat coordination, it continues to position the building for long-term
reuse. This rehabilitation preserves an important part of Coralville’s industrial
history while supporting future economic activity along the riverfront. The result
will be a revitalized, functional destination that reflects both its historic character
and modern performance expectations.
